    What does the global market show?

    The resilience of the luxury segment was recently covered by Bloomberg Adria, in an analysis produced with regional offices of the Sotheby’s International Realty network. Its conclusion: for luxury properties, long-term value is determined more by location and the quality of the concept than by market cycles. Global conflicts increase uncertainty, but at the same time strengthen the perception of top-end real estate as a safe haven for capital — making demand in destinations like Dubai, and in Belgrade as well, steadier than one would expect.

    What is happening in Belgrade?

    Our data confirms the same picture. In New Belgrade’s premium new builds, apartments with five or more rooms ask 5,485 €/m² on average — above the segment average of 4,770 €/m² — with individual prices up to €1.4 million (KADENA Market Report, August 2026). At the very top of the market, exclusive villas in Senjak and Dedinje reach prices of several million euros, while the broadest liquidity remains in the mid segment of €150,000–250,000, with strong investment and rental potential.

    What does today’s luxury buyer want?

    Three things dominate: location, build quality and — increasingly — the lifestyle component. Buyers are not buying square metres; they are buying a complete living service: waterfront concepts with amenities, greenery and wellness within the complex, and turnkey homes ready to move into without further investment. Projects such as Danube Riverside and Victory Gardens answer exactly that demand. The region is also following the global trend of branded and concept residences, which is only gaining momentum.

    What does this mean for owners and buyers?

    For owners of premium properties: demand exists even in uncertain times, but it rewards quality and realistic pricing. For buyers: in 2026 the market rewards considered, long-term decisions over quick speculation.
